AbbeySpring is an independent, privately owned company. We are managing houses and flats since five years and we are now developing block management and property asset management services.

 

We are offering the very latest in technology to assist our people in the running of the block, portfolio or residential units that we manage on behalf of our clients.

 

We use a cloud based platform called RESIDENT which enables directors and leaseholders to log in and view information on their block for complete transparency if required. As the system is cloud based users can log in using their iPads, iPhones or computers from anywhere with a web browser.

 

Block Management Services overview

  • Collect ground rent, service charges and other sums due
  • Ensure that the property complies with all the current relevant legislation including a Fire Risk Assessment
  • Promptly pay all insurance premiums, utilities, expenses and outgoings of the property
  • Maintain proper accounts in respect for all monies received and held
  • Operate a designated client service charge account including a separate account for any reserve fund
  • Prepare annual service charge budgets
  • Plan strategic future major works schedules and budgets accordingly
  • Inspect the property regularly and arrange any maintenance required
  • Attend an annual general meeting where required
  • Arrangement and supervision of Major Works
